  • Find out how much you qualify for by completing an application. You will also need to supply proof of income. With this information, your broker will calculate what you can afford.
  • Obtain a copy of your pre-approval to ensure that you are qualified and understand what you can afford.

05 Navigating Offers & Negotiations

You have found a home you love – wonderful! Through education and open dialogue, we will ensure that you understand the value of your new home very well and know the offer process from start to finish. We will provide a clear and easy to understand version of all documents and contracts so you understand all legal jargon.

We will determine the price, terms, and conditions of your offer. By completing a Comparative Market Analysis and guiding you through the optional conditions, terms, and details, we will establish a fair and strong offer to present to the seller. Your agent will then present and negotiate the offer on your behalf, after which the seller can either reject the offer, countersign, or accept the offer.

06 Conditions and the Home Inspection

Once your offer has been accepted and the price and terms have been agreed upon by all parties, you may have conditions that need to be met. These conditions need to be completed to firm up your purchase. Typical conditions include a home inspection, which we recommend to save you from any surprises down the road. Our team is happy to recommend a home inspector for you.

07 Closing the Deal

There are just a few more steps to take before the purchase is done, and we will be there for you during all of them:

  • We will send you all of the required offer paperwork, which you will then forward to your lawyer along with the insurance documents and any other purchase documents.
  • Your lawyer will advise on and help you coordinate your down payment, Land Transfer Tax, and other closing costs at least a week before moving.
  • Plan and organize your moving strategy, whether you are hiring a moving company or enlisting the help of family and friends. We are happy to recommend suppliers to assist you in your move.
  • With our handy moving checklist, check off any final tasks including mail forwarding, utility changes, service cancellations, and your children’s school record transfers.
  • Keys will be given to you on or before move-in day, and the celebration can begin!
