Case Study: Buying Sight Unseen from Overseas

About the Client & Home

The clients, Darius and Jacqueline, were here in Toronto visiting from Singapore when they contacted our team and were matched with Heather Kennedy. Darius and Jacqueline had decided to move to Canada for a better quality of life and less humid temperatures and had come to Canada twice to look at properties. While they were in Toronto, they worked with Heather to establish a strategy to find their forever home here.

The Obstacle

The clients were still living in Singapore during their home search and were submitting offers from overseas, sight unseen. They loved the diversity and multiculturalism Toronto offers but weren’t sure how they were going to get what they were looking for.

The Solution

Since our clients couldn’t see the properties in person, Heather physically drove out to and previewed properties that they might like, recorded videos of the home, took a panoramic of the neighbourhood and provided feedback on the location. She then thoroughly researched the sales history, MPAC, recent sales of comparable homes, schools, and more to determine market value. Heather put in three other offers over the course of the nine months on behalf of Darius and Jacqueline until they found a home in Toronto they love.

The Outcome

Heather found an off-market property for Darius and Jacqueline in Sunnylea that was originally listed in winter and taken down over the Christmas holidays.

She contacted the old listing agent, and made an offer – which was accepted! They also crafted a letter from the purchasers to express why they were coming to Canada and about their desire to have a better quality of life here in Toronto. They feel that they purchased this beautiful home under market value, and all parties were extremely happy. When we combine persistence, authenticity, and real service – no matter where our client lives – we produce great results.
