  • Staging Consultation
    Your staging consultation, coordination, and sourcing will all be taken care of by our team. We will provide complimentary home design advice to ensure your home looks beautiful and on-trend.
  • Furniture Removal & Storage
    We’ll provide a room-by-room review of your home to determine what furniture and accessories need to be removed from the home and what can stay, and what staging furniture we need to complement your home. We will provide storage options for any furniture we remove.
  • Painting & House Maintenance
    We provide a home upliftment plan for 100% of our listings. This plan can include everything from painting to maintenance and, on occasion, minor renovation projects such as installing new dining chandeliers, countertops, backsplash, or flooring. We only work with professional businesses that we have vetted to ensure they complete great work in a timely manner.
  • Full House Staging
    Next, we stage! In addition to major furniture pieces, we can bring in everything from linens and art to rugs and furniture, so the entire house is staged to perfection. Typically, real estate agents don’t stage at all, and some only stage two rooms – we stage your full house.

05 Listing Preparations

Now that your home looks its absolute best, we’ll prepare it to list for sale. We will coordinate a minimum of 15 services to get your home in tip-top shape and provide the material we need to market your home.

We’ll coordinate a pre-listing home inspection, professional photography, floor plans, and virtual tours. We will also schedule a pre-Open House cleaning to ensure your home is sparkling for prospective buyers.

We will provide you with a detailed plan for the week of a listing so you are always well-informed. Best of all, you won’t have to lift a finger! We have everything covered.

06 Our Strategic Marketing

Our extensive and professionally-made marketing materials ensure your home gains maximum exposure online, in print, and in person. All of your home’s marketing materials will be customized to your specific property, neighbourhood, and prospective buyer.

  • Photography & Virtual Tours:
    High-quality visuals generate high levels of traffic. We only use professional services to ensure the best lighting, correct aspect ratios for websites, and use of High Dynamic Range imaging.
  • ‘For Sale’ Sign:
    Your home’s ‘For Sale’ sign is working for you 24/7, advertising your home in a direct and immediate way. Our use of alerts and a ‘Coming Soon’ sign informs the neighbourhood that your home is coming to the market.
  • Brochures & Feature Sheets:
    Showcasing the interior and exterior of your property, your brochures and feature sheets provide highlights of your home and neighbourhood.
  • Social Media:
    We stay on top of the latest tech and social trends, ensuring your home will be advertised across all appropriate channels. This includes Facebook ads and Instagram posts that are targeted to the appropriate demographics and areas of buyers.
  • Website:
    Your home’s photos, tours, feature sheets, and other listing information will be featured on our website, Realtor.ca, the Royal LePage website, and all property websites that are subscribed to the IDX platform.

07 Open Houses

Once your home hits the market, Open Houses are the best opportunity for buyers and their agents to get a true feel for your home. We will hold a minimum of four Open Houses for your property (with your permission), including one wine and cheese Open House for the neighbourhood and one agent-only Open House, always with fresh flowers to add an inviting touch.

08 Closing the Sale

This is where our proven negotiation skills give you the true advantage. Whether you’ve received one offer or multiple offers, we will help you navigate and understand every detail and guide you towards the best deal possible. We focus on the big picture and specific details of every offer, including the offer price, financial stability of the buyer, deposit amount, closing date, conditions, and clauses.

Once you’ve accepted an offer, we will be there with you to closing day. We will ensure all conditions are met, all documents are sent to lawyers and your mortgage lender, and that the closing letter has been sent.

09 Continued Support
