Stonegate – Queensway
The Stonegate neighbourhood encompasses three communities: Sunnylea, Norseman, and The Queensway. As is true with much of West Toronto, Stonegate real estate offers a more laidback suburban environment with reputable schools, making it an especially desirable neighbourhood for young families.

Thanks to its suburban feel, Sunnylea attracts a high number of young and established families. Large yards and nearby parks provide ample space for kids to play, while Sunnylea Public School’s high EQAO scores add to the community’s allure for families with school-age children.
Amenities
Residents have access to Islington Station and Royal York Station at the northern end of the neighbourhood, while motorists can easily access the Gardiner Expressway, Lake Shore Boulevard, and Highway 427.
While the neighbourhood is relatively walkable, you’ll need a vehicle for running errands or larger shopping trips to nearby box stores such as Costco or IKEA, located south of Sunnylea.
Activities
The neighbourhood’s proximity to both Bloor Street West and The Kingsway allow for convenient shopping, dining, and entertainment for the entire family. Parks dot the entire Stonegate area, but Sunnylea Park is the go-to spot for locals in this community. The park features a playground, a wading pool, and an outdoor tennis court.
We recommend marking your calendar for the community’s most popular family-friendly event of the year: Taste of the Kingsway! For three days of the year, the festival takes over Bloor Street West from Prince Edward Drive to Montgomery Road with food, music, entertainment, and more.
Real Estate
With spacious lots and driveways, Sunnylea real estate feels quite suburban for a neighbourhood in the city. Large detached single-family homes are the majority here, most of which were built in the 1940s and 1950s and retain their Tudor-style charm. With the help of the local Thompson Orchard Community Association, zoning by-laws are in place to retain the character of the neighbourhood.

Community
Norseman is a friendly, community-focused neighbourhood in the midst of change. Set in a more quiet and accessible area outside of the downtown core, Norseman has seen an influx of young families coming to the area for the great schools, parks, and amenities.
Amenities
Commuters and motorists alike can easily travel to the downtown core, outside of the neighbourhood, or to the nearby IKEA and Costco. Islington Station and Royal York Station are nearby on Bloor Street West, and the Gardiner Expressway, Lake Shore Boulevard, and Highway 427 are only minutes away.
Activities
The Norseman Community Centre (located in the Norseman Community School) features a swimming pool with recreational and class programs with great swim instructors. For outdoor fun, Fairfield Park features a splash pad, a natural ice skating rink, a playground, and green space for picnics or playing. Nearby, the Fairfield Seniors’ Centre provides children and older adults with an array of programs and classes, including arts and music programs, camps, and fitness classes.

Norseman real estate is a mix of old and new; you’ll find a lot of older detached bungalows with some large 2-storey new builds throughout the community.

Community
Named after the major street that runs through the community, The Queensway is a commuter’s dream. A bit more suburban than its neighbouring communities, The Queensway is most attractive to singles and professionals who travel downtown to work, but want to come home to a neighbourhood with more greenery and recreational opportunities.
Amenities
Getting around and out of the neighbourhood is easiest with a car, as The Queensway, Lake Shore Boulevard, and Gardiner Expressway are right outside your door. The two nearest subway stations are Kipling Station and Islington Station, which you can reach via bus routes on Royal York Road or Islington Avenue.
Activities
Is it movie night? Head over to the historic Kingsway Theatre, an updated theatre from 1939, for blockbusters, documentaries, and foreign films. For a breath of fresh air, visit Queensway Park. Located just north of The Queensway, this park includes a baseball diamond, a tennis court, a playground, and plenty of space to play or picnic. Or, you can make your way down to the lakefront to enjoy the waterfront biking and walking trails, water sports, and views of Lake Ontario.
Real Estate
Convenience is key for a lot of Queensway residents, so you’ll find many condo developments and townhouses in the neighbourhood. In terms of freehold homes, there are mostly bungalows and 1.5-storey houses, many of which have larger lots and driveways.
