Neighbours of Bloor West Village Magazine

All of us at Red Square Team, hope you had a wonderful summer and enjoyed all that Toronto and the surrounding areas have to offer. Our team were fortunate to have a mix of local, US and European vacations with their families and are back rested and working Toronto’s fall market.

To give you an update of how the market is performing, at the time of writing (August 2018), the Toronto Real Estate Board (TREB) had just released their quarter two results. Table 1 shows a snapshot of how the local area performed between April and June 2018. After several months of negative year on year growth, TREB also reported that July 2018 saw an increase in the year over year average sale price by 4.8% for the GTA, however the number of days a home was on the market had also increased by 19% to 25 days. Please remember these figures are for the whole GTA.

Second Quarter 2018 – Summary of real estate transactions
Number of sales  Average Price
Junction Area 39  $           906,228.00
Runnymede – Bloor West Village 30  $        1,145,278.00
Lambton Baby Point 25  $        1,331,664.00

While the housing market typically is quiet in the summer months, behind the scenes we have been working on our new website, and are delighted to present our whole team and detail our service offerings.

One of the things we love about our new website is that it allows us to describe the breadth of services that we offer our buyers and sellers. We pride ourselves on going the extra mile for every single client and we promise to provide them with Real Service to get the Real Results. We recognise that the needs of our clients differ, one solution does not fit all, and therefore we provide personalised service offerings.

For example, we were presented with a home that we knew would benefit significantly from both a new kitchen and main bathroom. The client also recognised this and was keen to invest in the upgrades. We project managed a major renovation which included removing a dining-kitchen wall and assisting with the design and sourcing of the kitchen and materials. The home was presented as a fully staged and upgraded property and sold well over our expectations.

For another home owner the decluttering and preparation process was too overwhelming. We arranged for our specialized team to come in and resource the sorting process of decades of items. This home was emptied, cleaned up and presented as a loved, original family home. The location and size of the home was highly desirable and attracted multiple offers driving the price upwards.

Every situation is different, and we aim to cater to our clients needs.  You can check out some of our home transformations in the Staging section of the new site. We have also added movement to the website so that you can clearly see “before” and “afters”. We would be delighted if you take the time to check it out and let us know your thoughts!

Have a fabulous Fall. We have a lot to be thankful for.

Until next time.

Gillian & the Red Square Team
